Certified Building Inspection Services are Newcastle’s locally owned and operated, premier property inspection service.
Our inspector has an extensive history within the building industry, originally starting out his career as an electrician. Rewiring, fault finding and dealing with all the pitfalls of old properties. He then moved into the building and construction industry working on everything from new builds, complete renovations, extensions and everything in between.

This added electrical experience combined with his many years of experience in the building and construction industry has given him a broad knowledge of all aspects of a property and is fully qualified with all the relevant qualifications for Pre Purchase Inspections. For peace of mind we have full Professional Indemnity insurance and Public Liability to cover our independent property inspections

We are excited to introduce thermal imaging technology.

Thermal Imaging is a non-invasive method for detecting thermal signatures and providing information about buildings and the potential problems of building materials before they fail. We can provide you with a comprehensive thermal building inspection report.

Many inspectors have purchased basic equipment and have no training in the use of thermal cameras. Interpreting thermal images isn’t as easy as you think as you need to understand the camera as well as the surface and composition of the subject and the heat levels of the local environment. This is a multifaceted process that requires training. We use high end equipment and carry the qualifications to be able to make informed decisions of what we see.

  • When should I arrange a building inspection?

    If the property is for sale by negotiation an inspection should be done as soon as possible, traditionally this is done during the cooling off period after an offer has been accepted. A clause is placed with the offer pending a pest and building inspection. If the property is going to auction, then the building inspection should be carried out as soon as possible. Once you have contacted us we can make all the necessary arrangements with the agent.

  • When will I receive my building report?

    Your report will be emailed to you the same day of the inspection, if you need the report posted in hard copy or receiving the report is time sensitive due to cool off period etc., just let us know and we will do our best to accommodate these requests.

  • What will a timber pest report include?

    It will include were there any timber pests found. If there was evidence of attack, any evidence of previous attack and has there been any previous pest treatments applied. We will also discuss any conditions conducive to termite attack.

  • Is it fine to have a look at the inspection?

    Yes, that’s fine. In actual fact it’s our preference if you can be there at least near the end of the inspection to allow us to have a walk through and discuss any defects face to face.

  • How long will the building inspection take?

    Our building inspection take around two hours. If you can attend we usually spend another 15 minutes to walk through with you after the inspection.
